2024 Financials
The fourth quarter and year-end financials have been uploaded to the owners’ portal.
The 2024 Audit Review will be available in late June, and tax returns will be filed by October 15, 2025.
The 2025 updated Deferred Maintenance and Capital Projects are also uploaded to the owners’ portal.
Dear Friends and Neighbors
Phew, only 15 more days, thank goodness I have broad shoulders and thick skin, oh, and an English accent that doesn’t come over too badly in a recording, even when I didn’t know I was being recorded…lol.
You may be asking why we needed to engage the resorts General Counsel, it is to protect you as owners. Jennifer Newman’s request was honored to the statute she stated, however, she wanted more confidential information because the resort had wrongly provided it in past years. As I have said before, we as a Board cannot change the past, we can only right the ship and move forward on a better course.
The transparency being asked for, should run in both directions. Therefore, attached below, you will find a .pdf with copies of the unreasonable and out of statute demands made by the Newmans. This includes Tim Newman asking the resorts General Counsel for the list of eligible voters as sent to Simply Voting. That would allow them to quickly see which owners are delinquent on their POA fees and therefore ineligible to vote until caught up. As our counsel advised, the courts take a very dim view of potentially releasing names of POA members that are in good standing and those that are not. Furthermore we are not required to release this information under the statute the Newmans sited.
On to brighter topics, owners week, wow, is it going to be a blast…all aboard. I take my captains hat off to Debbie Rockwood and Debbie Phillips for doing an amazing job of organizing the week. They have some great events planned with superb food and entertainment. I’m really looking forward to it, not to mention disembarkation when I step foot off the ship on Saturday, both literally and figuratively…did I mention I only have 15 days left on the Board, haha.
It’s so wonderful to see the happy majority of owners willing to make a difference and help make Paradise a better place for us all to enjoy. Like Joe and Jeff, the two volunteers Mark mentions below that helped with the kitchen redecorating.
Dick and his pickleball lessons, Dick and Joe Bulger for hosting bike rides on Tuesdays’ and Thursdays’, the Becks for our Trivia nights, the Bizups’ for their ice cream wagon (Cooper thanks you too for the pup cups), Bud Grindle for helping Mark so much around the resort and also getting the new Pickleball equipment over to the courts.
Karen Gardner for her tireless efforts with the owners portal updates, working on job descriptions, administering our Zoom calls and cleaning up our documents.
Sharon MacKay for working with Glenn Rockwood and Jessica (work-camper) to bring to life our new reservation system NewBook. I see them still on the nearly daily calls and meetings. Todd Ernst for stepping up to the plate a few months ago to help Wendy with our social media and marketing. The advert he was working on with Wendy for the FMCA magazine finally went out this past week, it will be in the next upcoming edition.
Leah, Audra, Dyan and Debbie for spearheading our activities and the new TeamReach app. Not to mention the great events they’ve put on for all of us to enjoy, great job.
Also, not to forget all of our committee people, your efforts make our resort Paradise, thank you.
To close, lets talk about our current Board elections. As of today, 132 lots have voted, whereas we need a minimum of 201 to reach our voting quorum for Board elections. Also to restate what has been confirmed in past years, we are only able to find out how many lots have voted, we cannot find out how any candidate is doing, the votes by candidate are not given to us by Simply Voting until voting is closed.
Please make sure you vote for your selected four candidates, your voice matters, so we strongly suggest you utilize all four candidate votes per lot. Not voting for at least four candidates can skew the results considerably.
There is no rush though, voting does not close until April 11th, therefore, take time to get to know your candidates, who and what they stand for. We all vote in Board members to represent us all as owners, to act in the best interest of us all and hopefully not to represent just a handful of owners.
I can tell you from nearing the end of my three years on the board…did I happen to tell you I only have 15 more days left…I know, I know, sorry. It is not an easy job and does not carry regular hours.
As many of you know, I attend most of the resort events as do many of our other Board members. You see us regularly, together we break bread, share a drink, fun times and laughter. During those same social events, many many times we are approached by owners, “do you have a minute for a quick question”. While the Direct Line is great (and now only goes to Board members), these open conversations are best, and where a good Board should get many new ideas from or understand the pulse of our fellow owners.
Make sure when you cast your vote that you feel that “your voice”, the voice of the whole resort will be heard. Four new Board members can be a carrying vote, so make sure you feel that your votes will put the candidates on the Board that you feel will best represent you and your fellow owners for the next three years.
