Happy Valentines Day!

I hope you all celebrate those that you love and have a wonderful weekend.

The resort speed limit is 10 MPH. This is for both vehicles and electric bikes. We have had an increase of speeding throughout the resort, please slow down before someone gets hurt.

The speed bump was damaged by the mailroom, since this has occurred, we have vehicles that are now speeding at 20 mph passing the office. This is a heavy pedestrian crossing area, and someone will not be seen coming out of the mailroom at those speeds.

There is no reason to be speeding from Arrow Road, into the resort, and throughout the resort roadways, everyone be conscious of each other and slow down.

We are still working out the logistics to opening up the clubhouse to owners, we apologize for the delay.

We will not move a guest to accommodate your reservation, if your site is not available you will have to reach out to a fellow owner for permission to utilize their lot.

90 day turnaround

Offering a reminder of the 90-Day turnaround policy.

When purchasing your lot, you as Owners, accepted the responsibility of ensuring your motorcoach leave the resort every 90 days. This is known in the Covenants as “CMD” policy. If you are on site or off site, you must comply accordingly. If you do not move your coach every 90 days, the office will notify the owner in writing of such non-compliance.

I normally send a reminder the month prior to your turnaround date. If you cannot make your turnaround by that date, please e-mail me and let me know. Each owner is granted 20 days per calendar year grace period.

And please, no trying to “cheat” the system.

Happy Valentines Day

Recent Direct Lines and social media posts have alluded to water causing structural damage to the club house, and anxiety amongst owners. Myself, the manager and two board members have investigated and replicated the water leakage.  As suspected, driving force rain and ice backup water is seeping through and under the door sills. Please see photo. The repairs will involve simple caulking at the sills.

There are no structural members that are or could be damaged by this minor leak.

Enjoy the clubhouse with peace of mind.

Bluffton Plumbing came out to check the backflow issue. They did a few quick tests and it will need to be opened up and evaluated. They have ordered the parts needed. The repair is scheduled for next Friday the 21st at 1:30pm. A reminder email / text will be sent out that morning that the water will be shut off.

Work will continue on the pagoda and globe lights.

The pool furniture will be pressure washed next week.

Maintenance Project Update

The 2 pool heaters are still being evaluated. All work on them is covered under warranty. The vendor is waiting on parts and they should be up and running next week. The current pool temp is 72*.

The pool side shower repair quote has been approved. We are waiting on the vendor to provide a start date.

Atlas Survey was in the resort this morning. They will be doing more surveys so we can keep the paving project moving. Areas being paved will be announced at a later date.

All items noted in the Fire Marshals inspection have been corrected or replaced. The walls behind several of the emergency lights were repaired and painted before the new lights were installed. The new extinguishers have been installed. The Fire Marshal is due back anytime now for a follow-up.

The laundry carts have new wheels, and the vendor for the machines cleaned out the dryer vents. This is done on a quarterly basis.

The vendor who maintains our current card reader, gate system and alarm system has sold out to another company. Luckily we already have the vendor for HHIMR. The transition is in process. Alarm Fire and Security have met with us and are currently working as fast as possible to get the card reader(s) at the entrance replaced.
