Team Motorcoach

Good Evening Everyone! This week has been a very quiet week for me and those surrounding me, lol. I have had laryngitis due to that small amount of pollen that fell over the weekend. Don’t you worry it will not last much longer, plan to be using my voice all Next Week. Yesterday, I was blessed to drive my youngest child to University of Central Florida for his first college visit. We have one more next week at Embry – Riddle Aeronautical University in Daytona and I think he will be able to make his decision.

Landscape update:

Individual Site Debris blow off is on:

Wednesday 1 – 199 &

Thursday 200 -401

This could be altered slightly based on amount of debris that has fallen.

We have found our new Front Office Manager. Once the applicant has accepted the position I will share with you all her name and a picture.

Spring Owners Week Calendar:

We are still working on locking vendors in place, a separate e-blast will be sent out next week with the calendar. Thank you for your patience.

The resort seems to improve every year. We have been coming here for years and had a hiccup with our site reservation this time. I have to admit I was surprised at the effort the manager and staff went though to find us an acceptable site that met our requirements. Everyone truly appeared to want to make our stay an enjoyable one. Hat tip to the manager and staff.

Car Wash Noise Update

As we have reported, for some time now, this board and several non-board owners have been communicating with the Town about the noise coming from the car wash since it exceeds the Town Noise Ordinance (TNO). Last November, we met with the Town’s Code Enforcement Division officers. In the meantime, considering the car wash noise is the #1 complaint our resort receives from rental guests on social media, mainly on the national Upscale RV Resort Facebook site, we felt it was important for our resort to take steps to mitigate the noise as best we could on our side. As an experiment, on Feb. 1st we put up a 12 foot high very temporary sound barrier on the inside of our fence-line portion that is adjacent to the car wash to see if it would help.  We realize that this exceeds the town’s allowable fence height but the purpose of the experiment was strictly to see if this height would help deaden the sound.  Also, we notified the Town that we did this.  Unfortunately, it did nothing as the sound still came right over the top.  In fact, 12 feet is the sight line of the car wash noise and therefore, in order to block the sound, the barrier on our side would have to be 22 to 25 feet high.

In addition, we measured the noise level again inside our resort after the temporary sound barrier was put up.  At the fence line, it was 70 decibels and further out, inside our resort in the middle of the road, it was 60dB. We then measured the noise levels at the car wash on the sidewalk when cars were coming through and the average was 75dB and the maximum with a large vehicle was 78dB.  And note these sound levels were with the car wash door being closed about 2 feet. Considering the TNO at that point is only 69dB (and less at higher octaves), clearly the car wash is still in violation of the TNO. It’s important to note that a difference of 6dB is significant, much less a difference of 9dB!

On Feb. 2nd, we notified the Town’s code enforcement officers of our readings.  We were since advised that the car wash purchased the materials to install a sound barrier wall on their side and that construction of that wall will commence on Feb. 19th.  We appreciate and are pleased with the cooperation we have received from the Town in working with us to resolve the car wash noise. Rest assured, we will stay on top of this and will continue to update you on the progress.

FYI: Someone asked how the Board Terms will be assigned (One 1-year term and two 3-year terms). Historically, the candidate(s) most votes get the longer terms and the least votes get the shorter terms. That is, unless the candidate specifies that he/she wants the shorter term even if they get the most votes.

If you are not able to attend the Board Meeting on March 23rd, below is a Proxy for any in-person requested votes. Please return the completed Proxy to manager@hhimr.com, mailed to the Front Office, or dropped off to the front office.
