Fees & Expenses
Are there fees associated with ownership?
Yes. Monthly maintenance fees (billed quarterly) cover landscaping, trash pickup, cable, internet, water, sewer, and upkeep of common areas. They also fund long-term improvements.
What additional costs are owners responsible for?
Electricity, telephone (optional), liability insurance for personal use, property taxes, and upkeep of your landscaping and furniture.
Rentals & Guests
Can I rent my lot directly?
No. All rentals must go through the resort rental office.
How is rental income distributed?
Owners receive 50% of collected rent, plus a variable daily rental incentive.
Can friends use my lot when I’m away?
Yes. Guests may use your lot for up to 21 days free of charge. After that, reduced rental rates apply for another 21 days, followed by the standard rental rate.
Do I need to notify the office when I plan to stay?
Yes. Owners should reserve dates in advance through our online system, Staylist.

Improvements & Landscaping
Can I improve or landscape my lot?
Yes, with approval from the Property Enhancement Committee (PEC). Plans must be submitted before making major changes.
Are sprinkler systems required?
Yes. Irrigation must comply with resort and town guidelines.
Can I install outside lights?
Yes, but all lighting must meet PEC and Hilton Head Island regulations.
Are grills or firepits allowed?
Only propane grills and propane fire pits are permitted. Charcoal and wood-burning fires are not allowed.
Resort Governance
How is the resort managed?
The Owners’ Association elects a Board of Directors, which sets policies. A resort manager handles daily operations.
Who belongs to the association?
All lot owners are members of the association.
How many board members are there?
Seven, each serving a three-year term. Officers are elected from within the board.
Who sets rental rates?
The Board of Directors determines rental rates.
