Ahoy Shipmates and Neighbors of the SS Paradise…
Owners week is almost upon us, with our cruise ship theme and great ports of call. Looking at the schedule of events, entertainment and caterers, it sure looks like it’s going to be a great week.
Talking of cruise ship, and our continued mission to right the ship and set it off on a better course for the new Board. It’s great to see that we appeared to have had calmer waters this past week, no undercurrents or tidal-waves that end up petering out to a ripple or two.
This is what Paradise is meant to be, fun, enjoyable and a place to relax…enjoy.
In the office, things are moving along on a very positive heading.
New Office Computers – While the total cost was well below the President and Treasurers spending limit, I decided to have a Board vote for their procurement which was affirmative (7 yes, 0 no) to replace and upgrade our office computers. These are now on order and should be implemented in the next couple of weeks.
Some of the challenges we faced with the old systems were:
- Existing devices are between 7–12 years old, with limited upgrade potential.
- All systems currently run Windows 10, which will reach end-of-support on October 14, 2025.
- Legacy hardware increases cybersecurity risks and performance issues.
- Network cabling beneath workstations is disorganized, hindering performance and support.
The new systems will be much faster, more secure and better able to handle the new reservation system NewBook.
Talking of the new reservation system, Glenn and his team continue to work with NewBook on the setup of the new system. Training of the office staff will commence next week with full switchover scheduled for early May.
Glenn heard back from the local resort management company that had been recommended to us, who it turns out we had also spoken to back in 2017. At this time they stated they are not interested in working with us. We were hoping to at least get the ball rolling for the new Board, but at this point, we will leave this initiative for the new Board to explore further.
A new manager job description is being worked on and feelers put out to start a possible search for a new manager. Again, no decision would be made until the new Board is seated, but we at least made a start to keep things moving if this ends up being the desired approach.
Voting, as of this morning, we have 199 lots that have voted, we need 201 lots to reach a quorum. Based on these numbers, we see no reason that we won’t reach a quorum by vote closing at noon on April 11th. If you haven’t yet voted, please do, the candidates you choose (up to 4) are your voice for the next several years. Again, if you will not be at the Annual Meeting of Owners in person next Saturday, and choose to pass your proxy vote on, please make sure you trust and know the person you are passing it on to. You are trusting them to vote on your behalf the way you would want to vote if you were there in person.
As part of the elections process, the ineligible voter list was reviewed to see if lots that were on it due to being delinquent on POA dues by more than 60 days, had been satisfied and were once again eligible to vote. Some were found to now be eligible and votes sent to them. Unfortunately, some lots had now exceeded the 60 days delinquency limit and consequently are now ineligible to vote.
All parties, both those coming off the list and those that are now on it, are in the process of being notified. They are being advised that if their delinquent dues are not brought current by close of voting at noon on April 11th, that Simply Voting will be pulling their votes to be in accordance with our bylaws.
Spiros has spent considerable time working alongside our new part-time finance manager, Theresa, who he said is working out great, welcome aboard.
Many of you in loops other than #1 and #2, will have started to see orange spray dots on the loop roadways and lot edges. These are part of Atlas surveying our roadways to help create the correct drainage plan to be adopted as part of the roadway re-paving initiative.
Hopefully any day now, you will have the ability to pay for the washers and dryers in the laundry room either with coins as in the past, or with a credit card. Hopefully this will make it more convenient for owners and guests going forward.
Please remember to take care of your 90-day turnarounds in a timely manner. As we have talked about in the past, this is in our declaration of covenants and very difficult to change, so we have to live with it.
A number of new fines have been issued to owners that are well over on their turn-around or tried taking their headlight out and simply running it across the gate card reader. If you want to try doing that, please smile for the camera while doing so 🙂
